Title and Escrow

In most cases, title and escrow companies operate seemlessly as one.  But technically, they are two seperate funcions.  Escrow manages and orchestrates  the closing based on the contracts and authority and direction defined within.  Escrow manages and secures the throughput of the monies involved.  Title, is responsible for searching the history on the property to ensure there are no outstanding leins, claims, they disclose all easements, deed restrictions.  The title company will issue new title insurance policies to the new home buyer and the lender.
