Things you should know before selling your home. 

  • There are six key elements to consider when selling your home: 
    • Asking Price - A Comparative Market Anaylisis (CMA) will greatly assist us in determining the fair market value of your property. 
    • Property Location.
    • Property Condition - Condition in a 'buyers' plays a significant role in selling your home.  I take pride in assiting my buyers in preparing their property for sale. 
    • Market Conditions - We can not control the market, but a good understanding of the current market will guide our pricing and terms. 
    • Contract Terms - Flexibility while negociating the contract terms to ensure a win-win is key to sealing the deal and closing the transaction.
    • Marketing - when the marketing is done right, the sale will occur sooner and will reep financial rewards.
  • Did you know that 80% of all buyers begin their search for a property on the internet?  As an e-PRO, .....  and a former technology based professional, I take great pride in utilizing the power of the internet to promote all my listings.  Your listings need to appear not only on the Arizona MLS, but a dozen other websites as well. 
  • Your agent needs to be responsive to your needs.  I don't just sign the listing and disappear.  I want to get your home sold as much as you do.  I am available in one form or another 24/7. 

The Selling Process

Your goal will be to sell your property in the least amount of time for the highest dollar with the least amount of hassle.  Your goal will become my goal. 

We'll begin the process with an interview.
         Following an initial phone interview, I will present to you a pricing strategy, a marketing plan, we'll discuss your plans after the sale (do you need to find another home?) and I'll address all of your concerns.  We'll collectively agree to the framework of the plan and we'll trigger a serious of events by completing all the necessary documents.  

Sara goes to Work.
        I will begin to execute the marketing plan.  Although each plan is unique to the home, it may include improving the marketing condition by calling on my resources such as painters, gardners, decorators, window cleaners...you get the idea.  The first few weeks may be spent simply getting the property in top notch condition.  At the same time, I will be preparing the print advertising which may include such publications as Home and Land, Pinnacle, AZ Republic, Robb Report and the Wall Street Journal.  In addition to newspaper and magazine advertising, print advertising will include brochures/flyers, direct mail and signage.  Sara will go to work on the internet.  Making your home has as much exposure as possible. 
        Your home will be touted to other buyer agents through sales meetings.  Additionally, I will make arrangements to put your home on tour and/or host an open house for brokers and agents alike.

      We successfully negociate a win-win contract and move your home into escrow.  Sara diligently watches over every step of this process to ensure all are in contract compliance.  I will ensure that your rights are exercised and protected every step of the way.  This is where you will be grateful you have an agent like myself working on your behalf.  Contracts, inspections, scheduling, coordinating title, escrow, lenders, home warranties, home repairs, moving, final walk-thru....it all gets a bit crazy!  But rest assured, I will do my very best to make it as smooth as possible and bring your home to a successful close. 

You close on your home sale and walk away with a big check! 
      It may be an emotional good bye to a home that you created so many memories in.  That I understand.  However, when the transaction is all said and done, and you are moving on to the next chapter in your lives, it is my goal to know that you would use my services again and again.  In order to do that, I must make every effort possible to ensure smooth sailing!
